Property Showings – We personally show the property to prospective tenants, answering all questions and ensuring a smooth experience.
Tenant Application Process – Thorough background and credit checks to ensure the highest quality tenants.
Move-In Management – We handle the move-in process, including a detailed property condition checklist to ensure everything is in order.
State-Approved Leases – We provide professionally drafted, state-compliant lease agreements and facilitate tenant signing.
Rent Collection & Security Deposits – We handle the collection of monthly rent and security deposits, including pursuing late payments when necessary.
Lease Enforcement – We enforce all lease provisions to ensure compliance and resolve issues promptly.
Monthly Financial Reports – You’ll receive detailed monthly reports, including summaries of activities, copies of paid bills, and collected funds.
Maintenance Coordination – We arrange cost-effective, high-quality maintenance services, and offer 24-hour emergency repair support. One service call per month is included at no additional charge (excluding repair costs).
Tenant Communication – We handle all communication with tenants, providing a hassle-free experience for both you and them.
Move-Out Walkthrough & Security Deposit Refund – After tenant move-out, we perform a thorough walkthrough, address necessary repairs, and refund the security deposit. A complete report, including pictures, will be provided to the property owner.
Annual Rent Certificate – We will mail the annual Certificate of Rent Paid to tenants for tax purposes.

100% of the First Month’s Rent
9% of Monthly Rent Thereafter (Discounts for 5+ units)
Filling Fee: 1/2 month's Rent

Price: 100% of first month's rent, 9% thereafter

Leasing Only Services

If you prefer to handle property management on your own but need help finding the right tenant, our Leasing Only service is the perfect solution. We’ll handle the leasing process from start to finish, ensuring you secure a qualified tenant for your property.

Our Leasing Only Service Includes:

Property Showings – We conduct property showings with prospective tenants, answering their questions and providing detailed information.
Tenant Application Process – Thorough background and credit checks are conducted to ensure only qualified tenants are considered.
State-Approved Leases – We provide professionally drafted, state-compliant lease agreements and facilitate tenant signing.
Security Deposit Collection – We manage the collection of the security deposit to ensure it’s in place before the lease begins.
