BROKER - A licensed and experienced REALTOR® is available to take calls and show rental properties seven days a week during normal business hours, excluding holidays. All sign and advertising calls go directly to the agent's cellular telephone, not to an answering service. The agent can also provide you with information on contract for deeds and rent-to-owns if needed.

As a value added service to our tenants we have developed a Professional Real Estate Team to provide assistance and guidance. I understand that a sale of your property may be preferred. Although you may have found the market doesn't yield what you need to be able to take advantage. While we take the next best step and rent you home, let's keep an eye on the market together. As the market continues to fluctuate, allow our professional team to keep you abreast. We will create a customized website for you called home scouting report. here we will be able to track what comparable homes are doing on the market to determine the best time to sell. We will keep you up to date with new listings, price reductions, and solds as they happened. Essentially this will provide a market analysis of your property every day!

Marketing - We employ a full time Director of Marketing to provide you with the most outstanding advertising in the area. We promote your property with an on-site sign, inclusion in our website, and local advertising. We do extensive internet advertising at no cost to the property owner. Classified advertising in a local newspaper and advertising in the St. Croix area is also provided at no cost to the property owner.  We also hire a professional photographer to take pictures of your property to always put your best foot forward. Tenant Screening - We carefully screen each applicant by doing a thorough background check; including a full credit report, a nationwide unlawful detainer search, reference checks, employment and income verification, and other inquiries as necessary.
 

Lease Forms - For all of our client's properties we provide the most up to date leasing and legal forms available. These forms are approved by the Wisconsin REALTORS® Association.
 

Property Inspections - All properties are inspected on a specific schedule. There is an initial inspection at the time the property is placed under our management or when there is a change of tenant. There are also periodic exterior inspections and an annual interior inspection of all properties as needed.
 

Accounting - Each client is provided with an on-line account of each of their properties.  A computerized statement of expenses and income for each property is provided to the owner 24/7, each account itemizes all expenses. All funds are maintained in a trust account at Security National at no cost to the client. We also offer the ability to direct deposit all Landlord rent payments at not additional cost.  Tenants also have the ability to pay rent on-line.
 

Maintenance and Repairs - We are available 24 hours a day, seven days a week for emergencies. We arrange for and supervise all authorized maintenance and repairs, having a full-time handyman on staff. We hire only the most qualified personnel who are insured and licensed (if necessary).
